For tenants who fail to pay rent. After any grace period in the lease has passed, this notice gives tenants seven business days to pay or vacate. If they don’t, we’ll help you move forward with the eviction process.
For lease violations, this notice gives tenants five business days to correct the issue or vacate the property. If they don’t comply, we’ll assist in filing a 5-Day Unlawful Detainer.
This notice is filed after a 3-day Nuisance, 5-Day Notice to Perform Lease Condition or Quit, 7-Day No Cause Notice, or 30-Day Notice. It gives the tenant five judicial days to vacate, and if they don’t, we’ll proceed with the court filing.
Once our licensed process server has served the notice, everything is documented through our online portal. You will receive the executed notice and certificate of mailing in accordance with the law. If the tenant hasn’t complied after the notice period expires, we will file a Complaint for Summary Eviction with the court. This requires a signed copy of your lease agreement. Once approved, we’ll instruct the constable to complete the lockout process.
